Mullen Buildings San Francisco | Historic SoMa Loft Condos

Experience authentic industrial loft living at the Mullen Buildings, a landmark warehouse conversion in San Francisco's South of Market (SoMa) district. Located at 52 Rausch Street, 60 Rausch Street, and 73 Sumner Street, San Francisco, CA 94103, this unique 61-unit live/work loft development combines historic 1920s industrial architecture with contemporary modernist design.

Mullen Buildings History & Architecture

The Mullen Buildings were originally constructed during the 1920s South of Market industrial building boom. The historic complex housed the Mullen Company, which designed and constructed architectural millwork for banks and businesses throughout San Francisco. The buildings later served as a greeting card company warehouse and general contractor offices before their transformation into residential lofts.

Renowned San Francisco architect George Hauser of Hauser Architects designed the entire conversion and new construction in 2002, creating a cohesive modernist-industrial aesthetic that has made the Mullen Buildings pioneers of the industrial loft style in SoMa. The development consists of two converted warehouse buildings at 60 Rausch and 73 Sumner, plus one newly constructed building at 52 Rausch, all featuring the signature concrete and steel finishes that define modern loft living.

Mullen Buildings Development Components

73 Sumner Street: The first phase features 16 historic live/work lofts with unique floor plans. The building includes controlled entry, elevator access, convenient parking, and a common rooftop deck. Many units feature private decks with city views.

60 Rausch Street: The second phase comprises 37 historic live/work lofts, each with distinctive floor plans. This building offers two residential entries, an elevator, a two-level parking garage, and select units with private outdoor decks.

52 Rausch Street: The third phase is new ground-up construction featuring 8 residential bi-level lofts with 2-bedroom and 3-bedroom floor plans. Second and third-floor lofts include private decks, and all units have access to an adjoining parking garage.

Mullen Buildings Loft Features & Interiors

Every home in the Mullen Buildings showcases authentic live/work loft design with soaring ceilings, dramatic open floor plans, and abundant natural light from oversized windows and skylights. Main floors feature color-stained sealed concrete flooring with built-in radiant heating, exposed concrete walls, exposed beam ceilings, steel staircases with mill-grade steel guardrails, and chef's kitchens with granite or concrete countertops and stainless steel appliances.

Upper mezzanine levels offer flexible lofted living spaces perfect for home offices, studios, or additional living areas, plus fully private bedrooms with custom closet systems. Additional features include in-unit washer/dryer hookups or appliances, fresh air intake ventilation systems, and natural stone or carpet flooring on upper levels.

Unit sizes range from approximately 600 to 3,000 square feet, with 1-bedroom, 2-bedroom, and 3-bedroom floor plans available. Each loft has been individually designed with unique layouts while maintaining cohesive industrial-modern finishes throughout the development.
