Often times I simply set the stage based on previous experience for each building. Let’s face it, there are A+ level complexes and B- level complexes all in the same general area. I find that when I describe a building it is always much better to give an honest opinion of the building based on experience. Also, it comes to what the buyer is ideally looking for and being realistic within their budget and long term strategy. That influences what buildings that might be a better suited for the buyers purposes.
